Developing real estate can be endlessly complex, especially in southern California, where we have a tendency to be well ahead of the curve in the areas of regulations and guidelines for property development. As new technological advances change the landscape of how we think about building cities and creating spaces that stand the test of time, the process only becomes more complicated.
One of the most interesting and frustrating advances we are experiencing right now is the advent of automated vehicles. Just as the advent of the automobile more than a hundred years ago changed how we built cities and developed properties, so might the dawn of automated vehicles change how developers plan out a space.

This shift in the landscape of development may reshape how we think about multi-use spaces and residential areas alike. If automated cars remove much of the need for personal vehicles, how much longer must developers accommodate drivers in their designs?
Furthermore, if fewer cars clog up the roads, we may need much less acreage devoted to roadways in general. The issue could literally lead to a complete restructuring of how we think about building every kind of space.
