Creative developers overcome market restrictions

In Santa Clara, California, Vantage Data Centers moving ahead with an innovative plan to expand its already impressive data storage facility footprint. According to recently released plans, the company has acquired a nine-acre lot roughly two miles from its existing campus, promising four separate three-story data storage facilities.

This solution of implementing storage facilities in three-story iterations is an inspired move by a company who has faced impressive pushback by the crowded market in Santa Clara. The saturation of the counties available business spaces, as well as the special utility needs of the facility and the relative scarcity of properly zoned development sites make this apparently viable plan that much more impressive.

The development of the site will entail significant reconfiguration of the property, as the "nine acre parcel" is in fact an amalgamation of three smaller parcels, each of them currently featuring existing structures which will need to be torn down. Vantage president and CEO Sureel Choksi is particularly pleased with the progress toward breaking ground, considering that his company spent over year to look at to over 150 properties before landing on the three-story compact footprint solution.

Commercial real estate development often features setbacks and requirements that other forms of development rarely need to consider. Whether a developer is building from the ground up or retrofitting an existing site, the guidance of a qualified commercial real estate attorney will ensure that all when inevitable setbacks arise, they are handled swiftly and efficiently, paving the way from breaking ground to cutting the ribbon on your completed project.
